Jamie Durie's jaw-dropping $33m Avalon Beach mansion gets ANOTHER price cut as visionary eco-home struggles to find a buyer

Jamie Durie's extraordinary waterfront mansion has reportedly been hit with yet another price cut, with the sprawling Avalon Beach estate now having a price guide of around $25 million.

Belah House, the spectacular six-bedroom, six-bathroom residence perched on the shores of Stokes Point, was initially listed last October with a staggering $33m price guide.

But after failing to attract a buyer, that figure was reduced to $30m before dropping again to $28m ahead of its scheduled auction in March.

Now, industry sources suggest the price has been slashed yet again — with prospective buyers reportedly being told of a new price point of about $25m.

Buyers making enquiries about the Riverview Road property last week were reportedly told of the revised figure, while a detailed search of property portals also suggests the luxurious home has been given a new lower benchmark.

James Baker, of McGrath Pittwater, could not confirm the revised price level but said he was once again speaking with buyers who had previously expressed interest in the estate.

Completed last year, the extraordinary home occupies a 1,017sqm parcel of prime waterfront land and was designed to blend high-end luxury with an ambitious sustainable vision.

Durie himself designed the native gardens, which cascade down towards the water and the home's spectacular infinity-edge swimming pool.

The landscaping has become such a feature that locals have reportedly dubbed the property the 'hanging gardens of Avalon.' 

However, the pool is perhaps the home's most talked-about feature.

Durie has famously declared the pristine water is 'drinkable', adding another unusual bragging right to a property already packed with lavish inclusions.

Spread across four levels, the home is serviced by an internal lift and features an entire floor dedicated to guests.

There is also a private wellness retreat complete with a sauna, ice pool and steam room, as well as a home cinema for movie nights.

A spectacular spotted gum staircase forms the centrepiece of the main living area, which boasts soaring double-height ceilings and opens onto a full-width deck overlooking the pool and Pittwater.

The innovative residence was years in the making, with Durie reportedly negotiating extensively with local council and neighbours before bringing his ambitious vision to life.

The landscape designer bought the original mid-century weekender on the site in 2015 for $2.275m before engaging Silvester Fuller Architects to create a private, secure and technology-focused replacement.

The finished home is crowned by a huge 160sqm rooftop garden offering sweeping 180-degree views across Pittwater.

Despite the home's eye-watering price tag, its sustainable credentials and extraordinary design have made it one of Avalon Beach's most distinctive new properties.

Durie has since relocated to the Northern Rivers with his wife, singer-songwriter Ameka Jane, and their young children.
